Has anyone experienced their Landing Listings being canceled?  I just talked to customer service and they said Landing has discontinued their listings and is terminating services and laying off staff.  Is anyone else hearing about these new developments or being affected by them?

Question, not sure if you can answer or direct me to a good source.

I received an ABB inquiry if I would accept cash for a 30 day stay at my property.

I’m scared to reply on the ABB platform because it may break one of their rules.

Has anyone been able to take a guest inquiry off line without being taken off their site?

Quote from @Jamie Banks:

I've been using Hello Landing since I first launched my MTR business in April and I've had bookings across different properties. The platform is similar to other OTAs but because the platform started with 30+ day stays in mind, theres a verification (income verificaftion, lease signing, etc.) that the other platforms don't have. I would recommend the platform, I think listing on any / all sites is the best thing to get the most visibility for your property. Hello Landing integrates with a lot of the PMS too

@Jamie Banks, How do you deal with their 10% gross fee?  Do you ask for higher rates so you get to your target rent?

Has anyone had experience using Landing as their listing platform for your mid-term rentals?  Any feedback is greatly appreciated.

@Ryan Pritchard Maybe put two gates that swing in against the existing handrails to delineate the spaces and put the house numbers with an arrow pointing at the correct unit (look at Etsy) under the windows.  This will leave that space open between the units seeing they share the stairs going up and there probably isn't enough space.

A hybrid model for sure, 56 units is a lot.  MTR, STR, LTR, and maybe even toss in PadSplit if the units are big enough to accommodate a couple of bedrooms.

Ryan, I'm doing it both ways in my location.  But I am using anti-tilt straps for the TV that will be placed on a stand, to prevent it from falling over.

Travis, with the utilities, also remember most providers will require a deposit from new users, which will most certainly upset a MTR tenant.

A thought on inventory, I would be mindful of the counts on small kitchenware items and towels from the presentation aspect.  You don't want someone to come and stay and there only be one spoon and two large plates because the others went missing over time.

You can use a traditional stacked washer dryer with an indoor dryer vent kit. They sell them at the big box stores. You just need to empty them when the time comes. I have heard there is more heat produced going that route though. I would get a plumber to plumb a washer box (rough plumbing involved). If it is done correctly, it should not have anything to do with your sump pump or any odors. If your in Denver, reach out to ICOR’s AnswerLine community for an investor friendly plumber.  The all-in-one units have a hard time drying clothes the first go around I’ve heard.

Karina, can you please elaborate on which regulations he is referring to?  Is that a local city, local county, or state regulation?  I’m in St Pete, Florida getting ready to list my property as MTR.
