Karina, can you please elaborate on which regulations he is referring to?  Is that a local city, local county, or state regulation?  I’m in St Pete, Florida getting ready to list my property as MTR.

Question to the group....I am going to allow pets in my mid-term rental.  It is a quad-plex with a shared courtyard (duplex up front, up-down in back).  I'm in Florida, so the flea potential is real!  How do you mitigate against the potential of a renter that brings a pet(s) with fleas?  Is there any language in your lease agreement about prevention?  Also, should I do a basic off-the-shelf flea bomb after every stay and treatment in the yard a couple of times a year?  I don't want to fumigate one unit with the other unit occupied if it causes fumes. 

Any insight is greatly appreciated.

   Has any experienced host found that throw pillows are a waste of money in MTRs?  Just wrapping up my furnishings for a 4-unit (8 bedrooms + 4 living rooms) and was getting ready to pull the trigger on ordering a massive amount of throw pillows for the bedrooms, couches, and side seating when I realized they were probably going to be tossed onto the ground and not used as intended, leading to dirty decorations that my cleaner would have to launder.  Just wondering if others have run into any issues or realized they were a waste of money.  As a designer I want to make a great first impression, but not sure if this would be a non-practical choice.

Sorry if this question has been asked before...Has anyone used Starlink as a solution for Mid-Term Rental internet service?  I have a quad-plex and plan to use all 4 units as MTR's and wanted to install Starlink.  Any insight is greatly appreciated.

Hi MTR Group...I bought my first 4-plex in St. Petersburg Florida that I intend on turning into mid-term rentals.  I will be gutting all (4) units so I get to design them any way I want.  Wondering what kind of amenities I should be thinking of with a blank canvas. Each unit will have two bedrooms, one bath (shower/tub), small kitchen, living room area, small dining and desk area, private porch, and a common space in backyard.  Is offering laundry in each unit a benefit or would one coin-operated unit in a common area work?  Is anyone offering workout areas or equipment?  Also, should I offer outdoor games, a garden, or a firepit with common space seating?  Any insight is greatly appreciated.  

You can be your own registered agent but personally, I used a registered agent per my CPA's recommendation.  Be careful about who you choose.  Some of the online services are the same company masked as different companies and their fees, annual renewals and customer service are no good!  Do your research to make sure they're a fit for you.
