Congratulations!  You've just managed to write an introduction that avoided ALL of my newbie irritants!!!  ;-) 

Not only was it well written, it was well thought out, and you've put effort into looking for your own information.  Thank you.

There are areas in the Dallas market where you can find properties under $100k that will cash flow pretty well.  You have objectively looked at your situation, but what you missed as positives are...time, which you have...energy, clearly available...desire...intelligence...realism.  I'll take that mix any day.  Those are qualities people can work with.

PM me if you want to talk about your plan and where you may be able to focus your energies to find deals.  I'm not selling anything, so don't worry.  ;-)

First, I wouldn't suggest an appreciation play in Texas, unless you can get at least cash flow neutral.  Austin and DFW are both experiencing above normal appreciation, but it's fools gold to think that will continue unchecked. 

Second, cash flow is easier to find in older neighborhoods. I know a lot of CA investors want newer homes, thinking there will be less maintenance involved. I think you'll find the maintenence isn't that big of an issue. Stick with older properties in blue collar areas. That's where the good cash flow is right now.

Read the Ultimate Beginner's Guide. Search the forums. I know I have have laid out the step by steps on wholesaling more than once. 

As far as the bare minimum of what you need, there's not a wholesaling starter kit. What you need depends on how you choose to approach the business, how you plan to find your deals to wholesale.  If you don't know what I mean by that or why that will determine what you need, then you aren't ready to start wholesaling. 

It may require the least capital to get started, but wholesaling... correctly...is probably the most complex of all the REI activities, because you have to be an expert in so many areas.

And almost everyone here is making an assumption that a person weighing 300 lbs is obese.  Granted, there isn't one of these guys on every corner, but I'll remind everyone that Shaquille O'Neal played at 325 lbs.  Most D1 college linemen, along with 95% of the NFL offensive linemen weigh over 300 lbs.  A majority of them can also run the 40 in under 4.7 seconds, so I'd dare you to call them obese.

This ranks right up there at the top of the ridiculous scale for BP posts.

Welcome to BP.  Deals are difficult to find right now in DFW.  The area is saturated with investors and their marketing materials.  

If you want to PM me or email me with your criteria, I can direct you to the sub-markets where the types of properties you're looking for are more likely to be found.  Depending on what you're looking for, I might be able to point you toward some ethical wholesalers.  Unless you want to do your own marketing and/or searching, that is probably your best bet for finding deals.

They have a right to free speech but if you are new I would highly recommend that you qualify people before you follow their advice. This Hattie lady is more dangerous to a new investor than the shadiest wholesaler in this country. She had NO experience and has almost 2000 comments on BP. I think what she is doing is highly irresponsible.

 I don't know who you are.  You've been a member for 1 day.  (Member since February 11, 2016 (last active about 1 hour ago))  However, I've never been spiteful in any post, even those directed towards the 2 big wholesale outfits.  I'm sure not everyone on BP likes me, but I don't think you will find an experienced BP member who will say I am anything but consistent in my dealings with everyone.  As for my profile and experience, I don't know what you read, but you should read it again.  You were obviously confused.

I'm sure there are some "deals" in an among the junk and MLS retreads being presented. If someone wants to do business with these companies, that's their business. However, when a deal is posted with obviously inaccurate and inflated numbers, it is the community's responsibility to call that out. Particularly here in Dallas, where there are newbies flooding BP every day, and deals are so difficult to find, many of them are desperate. They've not yet learned that no deal is better than a bad deal. If my posts can keep just one of these folks from getting into a bad situation, I'll gladly keep posting them.

I completely understand what you do. I have been presented multiple "deals" by your company that were just that...listed on the MLS and marked up by $500.
