Excited buyer looking for discounts

Hi everyone. I'm from AZ, new to Dallas. I am excited to get this ball rolling. I have done some deals with my parents but our success has been very strained due to lack of very motivated sellers. 

I think any dummy can make money at this if they buy houses at a huge discount from a distressed seller. But that's the trick--whoever finds those sellers makes all the money. So I am very interested in teaming up with others who can connect me to those great deals, or advise me on how to do it myself.
