Hi,

I am working on trying to get the wholesaling portion of my real estate business off the ground and I have heard that post it notes are pretty good for finding sellers. Can anyone help me with:

  • A good place to buy custom post-its on line?
  • Some good text for putting on the post-its?

Post: Finding Probates with Property

I had a renter go down to the county offices and look up probate listings. She found a lot of them, but the listings do not show if the estate owned any property. I have read to just cross check the names against the property records to see if they own real estate.

My question is how do you do that?

I can search by property address in my county and ID, but how do you search by name? Is there some other website that allows you to search by name? Thanks.

Has anyone had any success hiring someone to hold a bandit sign for you? Something like this:

It seems to get around ticking off the city (or being illegal) while still getting your message out. The question is, like all marketing:

Does it work?

I would love to hear if anyone has tried this?

Thanks everyone. Sounds like I could say something like 'Help me with my marketing! Find me a house. If I buy it, I will pay you $100!'. But I will check with my lawyer just to be sure.

I am thinking of ordering some business cards and get into wholesaling. I have flipped and rented out several properties and wanted to do some wholesaling to

a. Find some good properties to rent/flip

b. Make some extra cash for rentals and flips

Everything I read says offer a finder's fee on your business card for people to bring you leads. But I heard that these fees can be illegal. Can I put that on a business card and leave them around? Or will it get me in trouble? I'm in Minnesota if anyone has any local knowledge. Thanks.

Hi -

I have a triplex with a 1BR unit rented by a single guy who is away a lot working construction in other states. Recently he told two girls that they could stay in his place while he was away as long as they paid rent. He's a great tenant so I figured it would be fine for a couple of months.

Well now one of the girls has become totally disruptive. I have come into the place several times that she has been drunk, she invites homeless people in with pit bulls, and argues with the other girl enough that they call the cops on a regular basis. The other tenants in the building are regularly complaining.

I have asked her to leave but she says she has been paying rent and will not leave.

The disruptive girl has not paid rent this month so I have had my lawyer start the eviction process. I don't have a lease with her - just the guy. But my lawyer says I have a verbal lease with her because she has been paying rent. My written lease says no pets unless we have a written pet agreement (which we don't) but my lawyer says that is not really relevant.

I have a verbal agreement with her that she will leave this weekend, and I have it confirmed via text messages. I tried to give her a written piece of paper saying this but she would not sign it. My lawyer says this is good enough to constitute a contract based on giving her 'consideration' in the form of releasing her from liability in exchange for leaving this weekend.

Now I'm hearing from the other girl and guy that she told them she is staying. She has not told me that. She has said she will pay the rent. Do I have to accept the rent and wait another month and a half (full rent cycle) to kick her out? How fast can I process an eviction (anyone know about Minnesota)? I just want her out and to take care of my other tenants. Anyone have any advice?

Definitely the last time I let guests stay like this.

Thanks guys - I really appreciate the replies. My first thought would be to sell it, but it's in Minnesota, and we won't acquire it probably until towards the latter half of September. By the time we fix it up, it will be late October and not the best selling season (we might have snow by then!). So I was thinking of renting it out for a year and selling next summer.

Although $4,800 per month sounds tempting!

I have a really nice 4BR/3BA overlooking an aerated pond with the other side of the pond being one of the top golf courses in Minnesota. The town is a very high-end part of Minneapolis. The house is a 1960's ranch that needs about $40K in work.

My question is:

What is the best way to market to these kind of people?

What about marketing to company's who want a place to put up executives while they are in town?

Furnished or unfurnished rental better? Furnished probably means higher turnover but higher rents as well

Any other ideas on how to maximize cash flow for something like this?

Great to meet you. I haven't (yet) but am always open to opportunities. Someone told me about a deal or two for some rehabbing of some lake homes, but it never came to anything. How's the market up there?
