@Solomon Ganz If you're looking for people to say this is a good move, then I think you're wasting your time.  This is your life.  I can sense that you're burning out and doesn't enjoy what you do at all.  It is only a matter of time before you quit.  

I spent 15 years after high school to obtain a higher education.  What I learn from that period of time is that you just have to get your feet wet to know if something is right for you.  I think you should just do it!  However, before you make a full jump, I think you should start slowly if possible.  Consider asking an agent to shadow him/her for once a week for a few weeks and see how it goes.

I'd check out the free turnkey review site by one of the most experienced investors on BP. Google it and you will see. From what I've seen on BP you should check out Spartan and Memphis Invest if you're looking for turnkey providers.

you're getting >3% rent to price ratio. that's an awesome deal in my opinion.

Using the 50% rule, you'd cash flow about $175 with rent of $1200/mo or $75 with rent of $1100/mo.  Just a guesstimate.

@Ian Ippolito I agree with @Jody Schnurrenberger.  I like the reports selling idea.  You get to keep your work private and we don't have to bug you for a new program every time it needs an update. LOL.

Type in "@" (without the quotes) and then the person's name you would like to tag.  A list of names will pop up as you type his/her name.

Even higher unemployment rate cities have population increase, so exactly what is wrong with Cleveland that causes population decline? 

I live in Clovis, CA, right next to Fresno, CA.  The two cities are basically one.  You wouldn't know crossing the border between the two cities if you're not local.  Either way, Clovis population growth has increased from low 80K to 106K now in 12 years.  Unemployment is about mid 6% in Clovis.  I don't know if the statistic above is for Fresno county or city.  If it's county, then it breaking the numbers down further will show you a different picture.
