@Robert DeForge Converting the close into a 2nd bathroom is a great idea!  

@Marcello Oliveri Maybe I missed it, but I don't see that you include property tax, insurance (not flood insurance as you mentioned), as well as capital expenditure (different from regular maintenance unless you're including it in). Your ROI is probably less than currently.

I'm not sure how thoroughly you searched but I see new questions being post every day.  A lot of are redundant to be honest.

@Robert Schumacher That's almost a 2% deal you got there!  Where/how did you find that?  Is it an off market deal?

@Francis Dinh I don't know much about Dallas market, but people in the Bay Area are predicting a market correction of 10-25% in a few years (2020-2022).  I know you can't predict the future but some investors are already unloading a part of their portfolio to cash in when prices drop.  Personally, I think you should buy and hold longer than 5 yrs and make sure you'd be able to ride out the down turn.

@Joe Splitrock what cut off  do you use for high dividend stock, 4%?  Do you mind sharing a few companies you invest in?  Thanks.
