Thank you for all the replies. After one year I am finally getting one rental property in Oklahoma. This is my first one in OKC. The area is Moore OK 73170. Anyone here who has a rental property on that area?  One thing that is nice about this property is the location. It is very close to school and commercial area. Close to interstate going to Downtown OK. Any info about the crime rate and vacancy rate.

Thank you very much everyone. I just want to figure out how can I purchase my third property. Right now I am in the process of closing my second SFR. I have some reserves for unexpected maintenance and I don't want to use this for my third purchase. I am looking for some other ways to fund my third purchase. Any advice?

Anyone who knows a  turnkey company who does Multiplexes.

I am still working at the same company, not retired , and planning to roll over my 403b to self directed IRA . Is this possible? How will I profit from my rental investment using SDIRA?

Thank you for all the replies. I appreciate it. I have a lifetime warranty  on the repairs , plus all the recommendations after the repairs are all taken cared off. This is my first time buying at Dallas area and I later found out that almost 95% of Dallas and DFW houses  have some foundation issues. The location is a nice area so I will go ahead with this one. One of the contingency stated in the contract is base on inspection so I can still walk away if i find something that will be a major issue in the future. 

I need advise friends. Should I sign a contract?I found base on the foundation report of the property that the foundation was repaired with  multiple piers installed to correct the level of the foundation. The correction states after the correction the  it is not completely level but the foundation appears to be in stable condition in the areas repaired.  Absolute levelness may not be achievable after repair.  Location is Southeast of Arlington Texas.  Thank you very much.

Another issue i have in the property I am trying to get is the foundation issies. They used piers to fix the level of the house. Not sure if I will go ahead with this deal.
