Anyone has a recommendation for an accountant who can help me maximize my tax deductions. I feel like I am not getting all my deduction from my current accountant. Thank you.

@John Teachout All my properties even though are in different states are all under one property management company , one lender and one insurance company as well. I would like to have all my properties in Texas but the property tax is high that's why I tried bought 1 in AR and 1 in Memphis.So far all my properties are doing fine.

@Dwayne McNabThank you again for the reply. I will follow your advise. I have been trying to apply the 1% rule buts it's too hard or maybe I am not just trying hard enough. Right now I have 265 cash from each property but factoring all the other expenses I might end up with 26 dollars for each and that is not good. :-(.

@Kerry Baird. Thanks for your positive reply. I am saving all the cash from the rent to increase my safety net just incase something unexpected happen. I am also saving one of my paycheck every month so I can save and buy my 5th rental house.I hope I am doing the right path for my business.

Capex, repair, and vacancy are not yet accounted for. Located in TX (Dallas and Houston), Little Rock AR, Memphis TN. Very good location and appreciating well. 30 years conventional. I am planning to hold these properties and start paying off quickly using the snowball method.

Within 2 years I acquired 4 single houses out of state properties via turnkey company.  I sum up all my 4 rental income minus the mortgage, escrow and PM fee and end up with 1060 cash (1060/4= 265$ each property monthly). I just want to get BiggerPockets members opinion and suggestion on what else to do to up-scale my business venture. Is my cash enough for 4 properties? Am I doing this right?

I am a new investor looking for an investment opportunity in Moore Oklahoma. I am worried that the property is in what is called a tornado alley. After watching what happened to this area last May of 2013 (EF-5 tornado) and May of 1999. Should I go ahead and invest at this area or should I look somewhere else?  HELP!!
