Arlington Texas Rental Property

Any one here who have rental properties in  in Arlington Texas? Is it good to invest in Arlington Texas right now? Any areas I need to avoid before I buy a property in Arlington. I am worried about the crime rate and the no means of transportation (just car) in the area.Thank you very much.
