Hey everybody!

Is anybody here investing or has invested in Minneapolis? Or even lives there.
If so, would love to hear your thoughts on the market.

Appreciate it.

 Hey Hartley,

Minneapolis has traditionally been an excellent market.  It's combined strong rents along with better than average appreciation, combined with a good rental pool.  The politics of the city are in question.  The city counsel is anti-landlord and it shows.  I think it's still a great market but will require someone committed to navigating the city's governmental BS.  The good news for those that invest there is there will be less people willing to do that and those who stay will thrive.

For all the reason you mentioned above was one of the reasons that I was looking to invest in the City. The fact that it is very not landlord-friendly does make it a little tricky, but one of the reasons I chose the market was I felt that there would less competition in a pretty solid market.

Have you done any deals in Minneaoplis?

Hi, I am a first-time multifamily investor.
I was wondering if anybody would be willing to share an excel template they use for underwriting deals that I can use to practice analyzing deals.

Appreciate the help.

@Katherine Blazer Wow thanks,I'll check out the Bankers code. So it seems that you can really be dynamic with it. If you had a quick tip for a new lender, what would it be?

@Sam Zawatsky Got it, so if there was a big difference between the APR and your IR, that would be a red flag for you?

Wasn't sure who to reach out to about this and when I found this forum figured it was worth a shot.

I am a first-time investor and while connecting with people across my network a friend of mine, a mortgage broker, offered to mentor me as he is also an investor. He also, if I would be interested in doing some loan origination for him. I am still not sure if this is what I am looking to do, however, it seems this job would be a good way to learn more on the financial side of the deal.

Looking for advice on if this is a position that is worth taking? If you have or currently work as a mortgage broker/lender, or you are an investor that has any advice or tips for working as or with a mortgage broker, I would love to hear your thoughts.

@Joshua Ryan Davis the power of a cashout refi is amazing! If you did a cashout refi from this flip you did, were you going to buy the next investment with cash or would you be using debt?

@Joe Splitrock Yeah it seems that as an investment property you can't get lower than a 20% down payment. Also did not know if you get multiple pre-approval at the same time it only counts once as a credit pull. That's huge!
