Finding cash flowing SFR is going to be a challenge (especially since you are looking for a primary at this point) and if you leave (H1B lottery) then do you plan to continue to fund any shortfall from India? Going to be challenging. You will also find hard to refinance it (lower interest rate expectations in future) if you are not in the US.

Better off investing in Indian RE till your visa issues are sorted out. Indian RE has been on a tear. Land assets have 3x-ed in last 2-3 years. So, look for opportunities there. Just my 2 cents.

Your PM should be handling this. You pay him/ he to follow processes and resolve issues. They should be just informing you not asking you what to do.

Look for a new PM as well.

Have you thought about ARM loans? Rates are going to drop so you will refinance in 2-4 years. My friend got a quote for 5.375% in CO 7/6 ARM.

Tenants are never going to water enough to protect the foundation especially during our increasingly hotter and longer summers, especially if they are paying for the water.

I got programmable foundation soaker system installed and is serviced 4 times a year by the vendor. Totally worth it. Look up foundation guys/ foundation shield. (If you do call them give my reference. Think some discount on ongoing service for you and me).

@Sean Keller this is specific to North Texas. We have clayey soil here, which contracts when you don't water it and foundation moves.

That's very high. Try window world if its in your area. About $400-450 a window including install.

I just did 20 windows for about $10k in DFW area.

@Tim Cao why sell if you are not going to get any cash left at close? You already have pulled out what you put in it and more. Let it ride out for infinite returns.
