Kansas City has a Multifamily Meetup Group that meets in person at Strang Hall in Overland Park KS on October 30th 3-6 p.m. and then again in January. We hope to have the 2025 calendar updated soon. I will also be posting it to my website in the coming weeks.

It's typically just a real estate commission requirement.

As the buyer you have nothing to do with the seller's 1031 exchange unless it is contingent on their completion of buying a property before closing on this one, which case, I would just move on to something else. They just have to disclose that they may or are doing a 1031 exchange as part of the sale, typically. Hope that helps!

@Marcus Welson This looks a bit confusing. I would just get with @Dave Foster and have him walk you through it and get it taken care of. It is truly not that difficult but some providers make it look more difficult than it actually is.

Of course I am partial to Kansas City. Low taxes, good landlord laws, great cost of living, good sub markets across the board. I can show you some good data if you are interested.
