@Ray Hage In short, it is not advisable to go down this rabbit hole in my experience. Sounds good on paper but too much work and does not really help you in the end. Find a buyer who will offer you a typical standard transaction or you may be messing around with a seller financed deal for 6-12 months and then it falls apart anyway. I know from experience. Hope this helps!

Of course I am partial to the KC market. I help a lot of out of state investors here. I can show you some good market data and also where you can find off market deals. Just depends on your needs.

Keep it for a year or so so you can do a 1031 exchange! Great work on this. Lots of good equity you built and can get out of this and into a cash flowing market (like KC :) ) or do it again in your home state!

@Cody Holt I would sell and take the proceeds and buy larger properties that are multifamily. KC is a great multifamily market to invest in. You have great options for investing in your own backyard. Happy to chat through this with you furhter but at the end of the day it is your decision and your money. Investing is a risk but doing it wisely you will be wealthy.

Yes you can 1031 exchange both places. You should speak to and use a qi like

@Dave Foster for your exchange. I can help if you are looking in a market like Kansas City to exchange into. A lot of out of state investors like the good land lord laws we have a lower taxes.

KC is a great long term rental market for low taxes and landlord friendly. Also hard to miss on an investment here (with right corner or course ;) )
