The process of getting a license depends on your state. I got mine in Texas, for the same reasons you're stating. It took about 1.5 months of listening to audio lectures after work. You really don't need a license to invest in real estate, but I do have to say I have a very good understanding of the contracts related to real estate, so I am a lot more confident in transactions now than I used to be.

But if you're the kind of person that is self motivated to study, you really don't need to take a course to teach you these things.

Overall, if you don't plan on doing transactions for others, and don't plan on making many transactions for yourself per year, it doesn't seem worth the trouble. Just my two cents.

Welcome to BP. There are loads of networking events happening in SA every month. You just missed Alamo REIA's monthly meeting last week, but they are having their Alamo REIA WIRE(Women in Real Estate) meeting tonight at 6pm I believe. Its a great opportunity to meet some fellow women investors.

Also, some lunch and learns are happening the next couple of days, you can find more info on meetup.com.

Sterling's post is great, I'd just like to add that I've not had much success with rentometer in SA, I would suggest doing your own comp search, its the absolute best way to estimate what rents are in the neighborhood your looking in.

There are plenty of really good neighborhoods for rentals in San Antonio, you may want to expand your search out of the Far West Side, that's a bit limiting.

@Joseph Weisenbloom's post is the most comprehensive here, I agree with all of the recommendations. The only thing I would say is that the east side neighborhoods(Dignowty, Highland Park, Government Hill, etc..) are getting nicer every month since there are so many investors rehabbing those properties, so I wouldn't discount them completely.

Hey @Brian Thomas, not sure if you've gone to any meetups yet, but Alamo REIA is meeting tonight at 6pm, you can find their info on Meetup.com or their website. I believe the first time you go you get in for free, after that it's like $20 or $30.

@Joe Crupi I agree with Dave and Laura, there are so many opportunities to  have cash flowing properties in SA that it makes no sense to stay in a negative cashflow property.

@Milla Vesanen What Rick said is true, doing your own marketing is the way you will find the absolute best deals. The next best thing would be to work with an investment focused brokerage or a wholesaler. What they will do is all the hard work of finding the deals, then mark them up enough to make it worth their while, but not too much to where the deal is no longer good for an investor. That is basically what I do, I work with NWA we are a wholesaling brokerage that works exclusively with investors. PM me if you are interested in looking at our inventory.
