@Michael Dooley If your heart isn't set on El Paso yet, I would recommend moving to one of the other major cities in Texas, like Dallas, Austin, Houston, or San Antonio. El Paso is really far from all of them, while each of those cities is 3.5hrs or less away from each other. It's great to be able to visit or travel to events in other cities without having to make a 9 hour drive.

I think Seth is spot on. It's not unreasonable as long as it is credited toward the future work, but $600 is a bit high.

Hey Martin,

I think Scott's advice is spot on. Only thing I would add is that when you look at houses in step 4, since you are already calculating what a rehab would cost and how much you would sell it for afterward, it would be a good idea to keep up with that house over the next month or two to see what the other investor actually does with it. That way you can compare and figure out how accurate your analysis was.
