Are these homes subject to the assessments? Are they paid off or is that an additional cost that can be expected? I know Cape Coral has large assessments for homes being built not on city water and sewer.

Renting out the entire space. It's hard to see the numbers due to COVID disrupting the past year and then some, but we are expecting a ~12% CoC return.

After putting away for reserves and vacancy, I think we will be looking at ~8%.

Also, and we aren’t getting on this, we believe we got it under market value, and the appraisal should come in higher. Additionally, Nashville should continue to grow. In 6 months we plan to refi and our return should grow.

Ya we made sure it still works as a long term rental incase it doesn't work out with STR.

Where are your markets to buy for STR right now? We are looking at getting another one.

Just bought my first short term rental in Nashville, TN. Went in on it with family. It’s actually my first investment property period. Realtor Steve Frye on here was my realtor and did a great job!

And yes, it is in the proper zoning area for STRs.

Anyone else in the short term rental game in Nashville? Any advice you have for me?

Any questions for me?

Very excited to get started next month or so renting it out.
