I’m not a huge fan of the Las Vegas market. Too much reliance on the casinos. Looking to partner some family members and get one. Happy to hear different though!

Hello everyone,

Potential first time investor here. Quick run down, I am 25, I have $15,000 saved up (not counting rainy day fund), I have $5,000 in student loans that I do not have to pay for 2.5yrs (due to my job paying the rest). That is all the debt I have besides a car payment that is below average. I live in Las Vegas, NV currently but I am fine with investing out of state. I do not really want to invest here due to the entertainment industry being hit so hard, high unemployment, etc. Plus, the numbers don't work as well here as other places.

I really want to get started on my REI journey. I am reaching out to learn from everyone who has been in this position before and asking for their advice on what they did, what they would do looking back, or anything about REI in general.

I appreciate you all.

Hi Dylan, thank you for your response. I hope it is as easy as passing the real estate exam and jumping in. My understanding is that CRE is a difficult field to break into so I am trying to set myself up now. Luckily I am in a good position to keep overhead low currently. Understood about the stepping stones. I have a couple interests but have not decided where focus yet.

I am not currently located in Florida but love the state and I am very flexible about where I end up working. I would very much appreciate you putting me in contacts with those mentioned.

Hello all,

Looking for some advice and potentially, if I can, to help out a CRE professional for free so as to gain experience.

I just started my MBA at Florida State University and am specializing in Real Estate. I work in financial management for the Air Force but really want to switch to CRE (commercial real estate) as I have developed a strong passion for real estate. Unfortunately I have no experience in real estate. I thought an MBA would be a good start but I want to be an even better candidate and learn as much as I can.

What are your suggestions on where I start? Strengths to learn? Hard skills? I would love to help anyone out for free to gain experience. I have been learning some basic real estate modeling but am far from an expert.

Thank you for the advice. I am trying to finance it with some private money, but I have to get them on board after showing them the numbers. Once I find a property, secure the financing, then I will get pre approved.
