Hi Gerson,

I am in the same boat like you. I own $34k in student loan. I am from CT. However, I have decided to keep investing in RE and pay the minimum payment for now.

I am in the process of buying a 6 units building. Just make sure that the property you buy is a multi family. You live in one unit and rent the heck out of the others units.

This way, your tenants can pay the mortgage for you and you keep paying the monthly student loan payment and making extra payments if you can.

In a few years, you investment will help you with both, paying down the student loan and to acquire more properties.

This is my case now.

Condo investing can be a good area to start especially if you are house hacking. Renting by room can work very well. However, before doing anything, double check the bylaws and HOA fees. Ask the agent if it is allow to rent the condo out. You must ready the bylaw. Some HOA don't give you the bylaws until you have a purchase agreement. If this is the case, make sure you have a contingency clause on the agreement that allow you to back out if you don't agree with the terms and you get your money back. My condo bylaws allow the owner to rent the unit only after two years of owner occupancy.

My experience has been good so far. I just have one issue with one tenant which is behind one month’s rent due to reduce hours at work. Other than that, I don’t have any complain.

I just noticed that the properties don’t appreciate as much as other places in Connecticut. In the future, I will be diversifying to other cities with different tenants mix.
