Some of my small local banks are using this, including my sources of hard money lenders, to do comps and get home values for loan amount estimate.  Of course, Chase is using it for sure. :)

It shows a range of estimate value, as well as comps around the areas.

oh really?!

Thanks @Joshua Dorkin for informing.  Is there any plan for it in the near future?  As in other forums, it's always nice to glance at a thread to see both the number of replies and views because # of replies sometimes don't tell how popular or not a thread is.  :)

I think sometimes, # of views kinda motivate responds as well.

I was thinking about upgrading to a Pro account but still have not found a final motivation push.  Just got a promotion email from Brandon about the 10% for 48 hours.  A small but yet another reason to do it.

Questions for those of you who joined and still are (also from those used-to-be but not any more):

- Other than supporting the forum, what would you say make the Pro account worth it compared to Plus?

- Those who downgrade: why please?

And for those who's on the fence like me, why not or not yet?

These are some of the thoughts that keep circling in my head when thinking about upgrading:

- I don't have any deals (maybe only once in a long while) or anything that might take advantage of the marketplace, just yet.

- I plan to organize a meetup at my place, but would only be once-in-a-long-while kinda event too, which I could ask one of my buddy Pro's here to post it for me.

- Don't have that much of a need for downloading a bunch of files at a same time.

If so how/should I shop for rate?  I have posters in this forum referred 1 or 2 phone numbers which I didn't call because I'm not sure how to compare them!

Choices choices choices.

I'm debating between tile roof (which is what's the whole neighborhood has) and 50 years TL shingles.  We can do tile roof ourselves, but it'll take much longer, materials are more expensive too.

Greetings from N CA.

Hope everyone is making deals left and right, collecting lots of money, and spend some to boost the economy.  :)

Okay, so I just bought a mix used multi-building to use for non-profit purposes.  It has a single house, 2 units apartment, a big building with church upstairs and classrooms downstairs.  I'm renting everything out except the big building, which is used for church (my seller, renting back) in the morning upstairs, and for our youth group in the afternoon (Sundays).

Now I need to refi to pay off my seller carry back and hard loans.

Chase wouldn't want to do my loan, so they recommend a local broker who after talking to me verbally said he can get a loan (about $700K) for me.

He's asking for $1000 of "packaging" fee up front, plus 2% (of which he said usually bank would pay him 1%, I'd pay the rest).  This is my first commercial loan so not sure what would be normal fees in general, and in my area in particular.

I also asked him to do a cash out refi on my primary residence.  He said he would credit back the $1000 if I'm doing both with him.  This residential loan wouldn't have any fee at all.

His reason for the $1000 is not to waste his time since there are people who had his company does all the work, but at the end decided not to go through with the loans.  :)  

Please advice.

Thanks @Terri Lewis , it sure is lots of work.  One thing is that it's more straight forward in a sense that you just build everything from ground up, following the blue print.  

We've done some of the rebuilds where parts of the house still intact, such as portion of the foundation; or trying to save the first floor walls while adding a second floor addition; shore the whole house to beef up the foundation, etc ...  Not so much fun :)

wow @Karen Margrave , that's pretty cool. 

This architect has very nice designs. I asked him to work on my current house too. We have a big lot and plan to add a second custom house in the back to make it 2 houses on one lot. That project is at least a year out though. I'm still looking for a good enough design idea for now :).
