Right now I'm about at least 80% leaning towards tile roof. 

I'm getting quotes from a couple vendors and should make a final decision next week.

hey Paul. Welcome to the forum. Other persons have already addressed lots of key points. I'm gonna just suggesting you coming to the forum frequently and participate. 

Also hope to see you around in the local meet-ups. 

@J. Martin is probably the most active network/meet-up organizer around here.  He knows people. As he mentioned, Johnson's November 7's meet-up in San jose is the closest in time frame I think. Then his own SF summit in mid November (check in J's signature). 

Again, welcome and best of luck looking for that first deal. It's always fun and memorable!!! :)

Welcome to the forum Robert.  Very good intro.  With your mentality, you'll sure be successful in no time.

Just dig in to the forum & look around (search) for topics of interests or in doubt.  

There are a number of very useful blogs and free ebooks/guides for beginners you should definitely check out.

Also, browse around the file area (in Resources/FilePlace) for cool forms and files/books, etc...

Last but not least, be active in posting in the forums, whether it's asking questions or giving back in areas you're better at.

thanks @Les Jean-Pierre for the pointer. I did go to a credit union and a local bank. Also asked on this forum a while back but the CU & bank I went to don't do commercial, referrals from the forum are all brokers. 

I'll talk to some more to see what's going on. 

I'm also in talk to some of my clients to get private $ from them too. If I can get a sizable amount from them with low enough rate, maybe that's good enough for the time being.

chase's is what some of the banks & lenders in my area use to determine values for LTV amount. So I guess it might be more conservative.

I didn't necessarily mean to recommend it for doing analysis on your potential buys. Although you could.  :)

Thanks @Mark Creason @Joel Owens & @Bill Gulley for tips & advices.

- This is no longer a church.  Church is just renting back from me temporarily while looking to find a smaller place for themselves.

- Since I just bought it Jan/2014, the only record I have would be lease contracts & P&L, and that's all he said he would need.

- From the last conversation, they would credit back the $1000 if I let them do both commercial & residential re-fi.  

- The questions I have now are: 1) just like Mark mentioned, is the 2 pts worth it.  I'll do some more math on my end for better decision.  And if it's only 1 pt as he mentioned (since bank usually pay him 1pt), would it hurt my rate or not.  2) how to determine if this broker is a good fit for me, so I can trust and follow through with him without wasting both sides' time shopping around?  

Lots of newbie questions as you can see.  :)

Welcome to the forum Marianne.  

Most of the BP's meetups would state up front to see if they're selling anything or not.

There's one in San Jose coming up, organized by Johnson H.  I visited it last month and it's a big turnout with about 43 people.  Very beginner friendly.  I'm planning to be there this time too.

Nice quick in & out project.  

Seems like the windows and exterior paint are original?  Did you just touch up exterior paint only? In red righ? :)  Or is it brick house?  I can't make it from the low resolution photos.

 It's not only the interest in the number, but I just saw a missing feature and not sure why, that's why I asked.

In any case, I'm actively/aggressively listening to your podcasts, and enjoying them.  (Up to show 49 yesterday, plus all the 10 latest shows).  By listening to your voice alone, I wouldn't believe that you're "old" like you mentioned in the shows.  Hehehe.  Keep up the positive attitude, which I believe what keep people young.
