Anyone has an idea on how much/sqft for a brand new custom house, high end quality in this area?  It's 2 stories, about 2850 sqft, 2 car garage, 7500 lot, 5bd/4 baths.

Glenn, you already buying & rehabbing. The only next step would be to sell some for profit :).  I know I know. Easy said then done. What Dean said sounds reasonable. Maybe try that to see if it's your niche, then re-adjust accordingly based on the first couple of deals.

I'm second on that pro membership bonus. I saw on Allied School, they have one of their classes with a 6 month pro membership to a different site, not even their site. :). You don't have to do 6 months, :), but once members sign up, they'll keep paying 'cause they'll stay.
