@Jennifer Figueroa I entered escrow on a handful of houses in Little Rock but no deals worked out for a variety of reasons - liens, excessive mold/fungus, sellers changing their mind, etc. It was bizarre. I soon realized I was stretching myself too thin by trying to expand into another market so soon and returned my focus to Birmingham AL. 

 I use NREIG  for insurance on all my rentals and flips in Birmingham AL and am happy with them.

@Account Closed Congrats and nice pivot on the strategy. I've abandoned some markets for the same reason. Sometimes the team just doesn't align. Best of luck in Indy!

Hey @Kyle Neal, smart move to get started investing soon. I'm in Culver City and I've been investing out of state for 12 years. Haven't done too much in LA, aside from my personal residence, but I am considering a flip here. I'm always up for meeting with investors, just let me know if you'd like to talk.

@Pope Lake It's a common thought I hear but I agree with most on here - don't try to time market. I  bought my first house in Austin Texas in 2007. My second one in 2008. Right as the recession hit. Had I waited for the market to drop in Austin, I'd still be waiting. Not all markets suffer losses in a recession. 

Real estate is often a time game. Over time you do better and better, for the most part, thanks to mortgage pay down, rent increases, and possibly appreciation. So the sooner you get in, the sooner you'll reach your goals. It's a big reason why a lot of investors (me included) say "I wish I had started earlier."

@Oliver Ross I should have also mentioned @Roderick Smith, he has interesting BRRRR deals (and all sorts of others too) on a pretty regular basis.
