I was not impressed with Epic. Turned it over to a new property manager and they went out and the door was wide open. Asked Epic about it and their response was "that kind of thing doesn't happen under our management." Except it did.

No experience with North Bloomfield. Using NHL now and so far, so good.

FYI if you do any rehab make sure you pull permits in Warren. They don't play with permits. I found out the hard way.

@Michael Watford Did you go through on this deal in Warren?

We have one there, the contractor did a full rehab but didn't pull permits and the city threw the book at us. Now we're looking to unload it as their requirements are a nightmare for an out of state investor. Everything has to be opened up and re-inspected. And I mean everything.

I'm told we would've probably been ok in any other city but Warren can be difficult to work with.

At Alley Lounge in Culver City. Located just East of Washington and Centinela, directly behind FIN restaurant. Easy access from 405. Entrance is on the east side of FIN.

Alley Lounge Instagram

Parking is on Washington Blvd or the side streets. Parking can get crowded so Lyft or Uber might be a good call.

All levels of real estate investors welcome! This is a casual, friendly and fun meetup. No speakers or boring presentations. No sales pitches! Come out and meet people who are actively investing and others who want to get in the game. Whether you're a buy and hold investor, airbnb'er, flipper, wholesaler, or just getting started you are welcome! All we ask is that you buy a drink or a food item to support the venue that supports us.

We'll be at the picnic tables. Look for the guy with name tags.

All levels of real estate investors are welcome, this is a casual, friendly meetup. No stuffy conference rooms, boring presentations, or sales pitches. Just come, hang out and meet some cool people interested in real estate investing, whether you're just getting started or have a huge portfolio. We usually have people at all levels.

Back where it all began (pre-pandemic)!

We'll meet at Rush Street in downtown Culver City.

9546 Washington Blvd, Culver City, CA 90232

We'll be upstairs in the back.
There are 3 parking garages within 2 blocks, just follow the parking signs, and Lyft and Uber are always encouraged if you'll be drinking.

We ask that you buy a drink or some food to support the restaurant.

Hope to see you there!!

Thanks to everyone for attending! That was a lot of fun. Great to see old friends and make some new ones. And great to see so many people taking action!

We'll do it again in September! And I'll try to remember to take more pics next time.
