Post: Tenants supplying their own credit reports?

In the last month or so I’ve received tenant applicants that would like  to supply their own credit reports? I have always ran their credit report and charged them. I use my own company that I work with. I hate to lose a good applicant because of this, but I’ve also had tenants lose interest when I asked them to supply me with the $35 to run the report.Has anyone had experience with this? Maybe since times are a bit tougher, I can tell them if I accept them as tenants that I will waive the $35 report? Thanks kindly

Why does Aire b n b give you anything? You should be so lucky to get anything... Us other landlords get nothing & we even have people legally able to just not pay???

I am house hacking and I am wondering about renting MY portion of the home to a married man, wife and dog that work for a construction company.  I have a downstairs tenant was well that has lived here for about two months downstairs. The applicants are from Los Angeles  and I live in Bay Area, California.  I have not met them but they want to rent my house for top dollar as they have a construction job here. The applicants said they do not want to stay in a hotel if possible due to the Virus situation and the dog. They sent me pictures of themselves and dog (Lab Retriever) ...They tell me that the company will pay two months rent in advance and deposit and he will pay a dog deposit of $500.  The man seems "over the top" nice on the phone.  They offered even to pay an extra $100/month on top of rent.  I am leaving for four months to go out of town to work every year and usually rent it for four months. They want to rent for two months and then renew for another two months if second job is still available as with Virus situation, it is not known if the job will indeed be there in two months due to many factors including Shelter In Place law..   I have not spoken with the Construction Company yet.  i have never dealt with this type of renter, esp.concerned as it is my own house (furnished)..?. I am cautious as I will be out of state (WY) and sometimes if it is too good to be true, then it probably is.  Anyone have this situation before, working with an applicant like this?  They said they can meet me but also can rent the home sight unseen.  I am also concerned that it might turn into a flop house for all their other construction guys, as I have heard this happens sometimes.??  I have never dealt with this kind of situation?  This is working with a business instead of a person is a new situation to me, but I rent my home out every summer when I work out of state to regular applicants...I don't want to lose my downstairs tenant that is a great tenant which is a concern as well due to noise from dog etc..I don't rent to applicants with dogs, usually....Guidance please?? Thank you!

Sounds like you got yourself in a pickle...Is there any remote chance you can chat with the tenants at a safe distance over a beer and buy them out? ...or hire them to help with the renovations  if they are unemployed?  Just a thought... And, of course, consult an attorney.

If history repeats itself, we are going into a major depression.  If economics stats are correct, we will be going into a major depression. Hold on to your *** ets  and hunker down for a long one. I would be interested to find out what things are going on in other states? Are there really food shortages?  Are folks getting rent? Are prices of SFRs going down? Are banks lending?  We are (so far) good here in SF Bay Area, California.. no food shortages... I’ve had renters  paying the rent and everything seems calm. Maybe before the storm....again, I’m very curious as to what’s happening in other states?

Should I lower my mortgage payment by  refinancing or refi with cash out and wait for an opportunity for future investment possibilities? and emergency fund?  Unsure of economy and whether I will have a job to raise my mortgage payments. Should I play it safe with a lower payment or have close to my same payment with some cash out for possible investing in the future?  If I take cash out, the bank will raise my rate a bit...I want to play it safe but in 2008 I had no cash and missed TONS of deals!  Help!

She is 28...i offered her a place in a small one bedroom duplex I own & she declined! She has a big dog...she will have to look for a while, thank you for response!

My daughter and her two roomies are renting my nice 3 bedroom house along the coast. The rent is very cheap because she was in college, now she’s Graduated,been out Of school for six months now, and  is working. I would like to get them all out and get a nice family to rent it and raise the rent. I’m looking for suggestions on a win-win for both of us as she is fighting it all the way. She acts like it’s her house now,lol. But I’m not laughing-she’s only a block from the beach! Thanks!
