Thanks Gina!  I rent out my downstairs unit month to month and was wondering how much i should ask if i did the airbnb.  Maybe they help you with that as well?

Hi all:

I have often wondered if it is worth it to invest time and effort in an AirBnb?  The time it takes to schedule, collect monies, clean and maintain the unit seems like a lot of stress and work compared to how much I can get for just renting my unit month to month here in Los Gatos??  Can someone enlighten me as to whether or not I am missing something here?  How do you find reliable cleaning people? Does airbnb take care of taxes and insurance? How much do you actually turn it over a month?  Seems like a lot of wear & tear?  Does AirBnb help you with all this? Thanks, Gayle

Are you really making money on the AirBnB units?  it seems like a lot of work to turn over the units, clean and collect monies....?? I am in California Bay Area & have thought about it...but often wondered if it is worth the stress? Thanks ! Gayle

Well, hmmm, my contractor starts Tuesday on the renovation process.  Can I apply for permits afterwards?  This is in Moss Landing. My entire neighborhood has ADUs in their backyards! Thank you, I don't want to get things ripped out, but I don't want to stop the process as I found a contractor that is reasonable.  He said he will make everything to code...I have used him before on other smaller projects.

Good Morning:

I was hoping to get feedback from anyone that has information dealing with the County of Monterey.  I am contemplating converting an old garage in the back of my property to a guest unit.  Since it is in a rather rural place, i was hoping to convert it to a small 1 bedroom for guests with kitchen/bathroom. I was not planning on going through the permit process, until maybe it was already built....thoughts?  I just want to use it as an art studio or guest unit for my kids when they come...can I get permits later? will they tear it down if i don't have the permits? thanks so MUCH!  Gaylene

PS Section E refers to Detached units, my unit is attached (basement).

Thank you thank you for your response.  Yes, I told the tenant her bf could not move in without paying more rent and filling out a rental application.  She was upset and moved out.   I think she may have turned me in to the County.  ?  I purchased the house in 1991.  It was a rental over 15 years with no problems, then , i move into the house with my kids and, when kids moved out, I rented it.the unit.  I suspect previous tenants or neighbors?  The house, of course, it is not to code. It is 1931 mountain "cabin".  On the books it is 1100 sf, 3 br, but in reality it is 1700 sf with a downstairs granny unit. The unit does predate my purchase for sure.  I am so upset.... and was wondering what the County will do?

Please Help! I am a home owner of an 1932 "cabin" in the Santa Cruz Mountains, (Los Gatos) and I just received a letter from the county of Santa Clara. This letter said that they were inquiring about "possible violations of Zoning Section 4.20.020(h), illegal occupancy, at my property. Well,I have downstairs "granny" unit that was in the house when I bought it. For years, my kids lived there but when they moved out, I rented it out. It is probably not a "legal" unit, I don't think. I suspect a neighbor turned me in??? What do you think they will do? They want me to contact them within 15 days. Thank you, thank you! I'm not sure what to do or if there is anything?
