I have a clause in the rental agreement that no "guests" can stay more than 2 nites a week....without landlord approval.  I have had this problem with people moving their friends in more than once.  I have an old house and the wear & tear with people coming and going can also add up.  Good luck!

Hi all:

Thank you in advance!  Im wondering whether I would make more money converting a large shed on my rental property backyard to a grandmother unit or add a third bedroom to my rental property in Los Gatos hills.?  Not thinking of getting permit for shed. I had a $52k bid for conversion of 700 sf shed.  I do not know how much a permitted extra room would be, but square footage added to the house might be a good investment?  Thoughts? Experience? Thank you kindly!

Well, I owned a property in Seattle.  The property management company  was horrid and I lost s lot of during the recession.  By the time I finally got up there, there was moss and plants growing on the roof.  My fault for not being more in touch with my property, but it made me not want to invest in something far away-unless I had a good partner familiar with the area and a good property manager.  Any suggestions for out of state?

2) Should I declare income that I receive from renting a bedroom on my taxes to help elevate my income levels?

Thank you for your help!  Also, the range I have there is not completely broken, it just needs a burner part.  It is old however (10 years old)  and is pretty ugly.  Would you replace or fix? Cost of repair  maybe $150? Thanks!

Hi:

Im a small timer with two rental properties and was wondering where to buy apartment sized refrigerators and ranges (20") ? My tenant asked me if I could get a stainless steel one, and I said I would try. I looked on line...the prices were MUCH lower than HD but the brands were ones I never heard of, Avanti, Summit, Premier and Profile. They were from on line appliance companies that I am not familiar with. They say $45 shipping. Does that mean they just drop them off at your door? HD is almost double the price. So I was wondering if anyone has had any luck with any of these companies? The ones I have seen are Appliances Connection, Airplane Appliances, etc  THANK YOU ALL!  Gayle Eisner Los Gatos, CA
