I am a newby myself and 2 great investment books are  "Think and Grow Rich" and "Rich Dad, Poor Dad".  I am reading both and they help get you started thinking about what you really want to accomplish and that, what I've found, is half the battle right there.  Once you are clear on your goal, you take take off and BP has helped with with many "hand holders" here online!.  I am still learning but took the leap and own one investment property now :)  Gayle

Any thoughts on investing in Merced, CA or Sacramento area? Sac is so big I have seen it not depreciate for years and years at a time but now seems to be doing well. Merced, college town, prices reasonable but endless building may be an issue as well. I was thinking about duplex, triplex or SFR in older established neighborhoods? Thoughts? thank you !!!

Hi all -thanks for your help here

1.  Can I get money from my rental house that is paid for?  Is that a refi?  Im only working p/t, will that be a problem? I'd like to get cash out to reinvest in more property?

2.  Can you recommend to me any banks that are good for lending options? I m working with BofA and it has been a nightmare! 

I'm a rookie investor.  Thank you.

Hi:

I was wondering what folks experience is with the new units for heating that attach to the ceiling? Fujitsu 24000 BTU heat pump/air conditioning vs central  heat through out the house-propane.  I live in the Santa Cruz Mtns and A/c is not used much except for short periods in the summer.  The quote I rec was for 2 ceiling units, (which did not heat/ac the entire house but main bedroom and living room areas) vs the central heat that would do all of my 2 br 2 bath home.  I hear the ceiling units are very economical but the warranty is not as long 5-7 yrs as the central heat -10 yrs- but is more costly due to the cost of propane.  I am planning on turning the house over to a rental property within the next few years but currently my only heat is a wall furnace and a fireplace!  burr! Thank you so much for responding all!  Dominique had pretty good advice.  I have owed it for 20 years and it has been a rental for at least 15.  Everything said above is true, esp. the school district which is in strong demand.  So I think I will keep the property and fix what ails it, which will total cost me around $100k.  It needs foundation work, heat, electric updating.    Propane is extremely expensive over electric. Do you know anything about the newer "ceiling units" that are a/c and heat?  They run about he same price but are do not heat the entire house...? I might through this question out to the group as well. Thanks again to all for your assistance!

Hi All:

I am trying to obtain a small loan (at least for California) of $100k.  The BofA has made me jump through unbelievable hoops to get this loan!  My question is, they keep telling me I just need "one more thing" and now they tell me after 2 months that they need me to close my credit card accounts before they can fund me.  Is this standard?  Also, I paid off all the cards, so I am debt free.  What the heck?
