I was heading home from working on a property and got a call from a man who wanted to see a property that just came open. I told him I would meet him there and he said it would take him about 20 minutes. I got there a little early went to turn on lights and the such. I usually take my dog to work so I let her out and put her in the back yard. We both had to take care of some personal business. While I was in the bath room, I heard someone screaming bloody murder outside. I went to the front door and there was a grown man screaming and crying. 

It seams I failed to close the gate to the backyard and my dog Angel (very sweet dog) had the man pinned on the porch. She wasn't growling or acting aggressive. She just stood there staring at him.  His back was against the front door and he wouldn't move to let me out. I had to go through the garage and called Angel. She trotted over to the truck and hopped into the extended cab.

I went over to apologize to him. I guess he was too embarrassed because he got back in his car and left. It was difficult, but I refrained from laughing until I pulled out of the drive.

Do you have legal rights to access the property by crossing land owned by others? This can be a issue in come cases.

If you can legally get to and from the property, you have a few options.

1 Set up a hunting stand and lease it to hunters

2 determine if the trees on the property have value i.e  pecan, walnut, oak or other hardwood trees.

3. Grow a cash crop (i'm not saying what)

Just a few things that came to mind.

We have 4 duplexes in the Branson MO. area. Bought 3 in 2019 and 1 in 2020. We raised rents $25.00 per month in Dec. 2020  ($600.00 to $625.00) New tenants are paying $650.00. There have been a few late payments, but everyone pays the full rent every month. We have a contract on three more plus 1 we are making offer on this week. 

Covid has not slowed us down at all.

I started a PM company for my properties. In Missouri, where I live you can only manage your own properties. You must have broker license with endorsement in management, or you can contract with a single owner to manage their property.

Thanks for sharing! I looked at QuickBooks and even took a class but just can't get my head around it. Plus the monthly fee.

I've done well using Excel and my bank offers a Cash Manager system that lets me manage all my accounts with one login.

All tenants make direct deposits to my bank and I'm not crazy about tying my Bank Acct to a software program that has connection issues.

Thank for the reply.  I created an account and tried to make changes to my data. It appears difficult to go back and change information.  Don't know if I want to go back months and try in input all that data.

I have been looking over the Stessa online platform for rental property tracking. Has anyone tried this and what did you think.

I haven seen anywhere if there are fees for using this.

I send a certified letter.  It’s the best document if you have to go to court.  If they don’t sign for the letter, I have the sheriff go with me to talk to the tenant. I have also handed them the notice and had someone with me who witnessed me serving the notice.
