Giving Notice to Tenants - Best Way to Document

How do you guys serve your notices to vacate in NH?  Certified Mail/In-Person/Leave it in the door/etc..?

I would use multiple delivery methods:

1. Send notice via certified mail that requires signature.

2. Hire a process server to deliver notice. They will knock on the door and attempt delivery, then post on the door and photograph. This is better than doing it yourself, because there is a third party affidavit attesting to delivery. I advise against doing this yourself because you lose the third party witness.

3. Send via email.

It may seem like overkill, but having three delivery methods is a good backup to ensure they receive the message. If they try to claim in court that they "didn't receive the notice" you can produce evidence for all three.
