I use ERG. They're a great company and I have used them for many 1031's. I would also recommend @Dave Foster book on growing wealth. I found it on Amazon,

@Dave Foster helped me with the same issues you have. I have been reading his book on 1031's. It has changed the way I buy and sell properties. I was able to buy properties using the 1031 process with no money down. A cash-out refi is a good option if you need it. Using the strategies in his book, I sold two SFR's and bought two duplexes with no money down.

I bought two SFR's and was able to 1031 them into two duplexes. It more than doubled my rent income. I read a book by @Dave Foster that walked me through the process. His book showed me how to accelerate both growth and income.

The book has changed the way I buy and sell properties. I doubled my rentals in just a few years.

I read a book by @Dave Foster about 1031s. It really helped me with a property I owned a few years ago. I bought a duplex for $110,000 with $25,000 down. I sold it after two years and bought two duplexes ($200,000) with 1031 funds ($70,000) from the first property. I just sold one duplex and will sell the second next month. I held these two properties for 2 years. At closing on the second property and using the 1031 process, I will make $350,000 profit from a $25,000 down payment on a property I bought 4 years ago. I am now going to do another 1031 with these funds to diversify my portfolio. I highly recommend @Dave Foster book if you need advice on 1031.

I used an intermediary called ERG to do the 1031. It was very quick and easy.

Sorry I hit the send button before my content.

I have been buying and selling duplexes in the Branson area. Due to health issues, I'm am having to scale back on the duplexes and change my strategies.

My goal is to move toward a small apt. complex and hire a PM. What are the good and bad things about owning a small apt. complex.

I assume they are close to owning duplexes. I've have always managed these myself. 

Would it be better to hire an outside PM or provide free rent to someone to live there and collect rents /handle maintenance?

Thanks for any thoughts.

I invest in real-estate in the Branson area. I live in Springfield and know both markets well.

I have duplexes in Branson West and have a mobile home in the area north of Springfield.

My lease allow for "guests" to stay no more than 3 nights at a time and no more than a total of 6 nights.

I recently rented to a young couple with 2 kids. A week later the tenant in the other side of the duplex called and said that the people next door had parked in her drive for 6 days straight. I called the new tenant and learned she had moved her mother and her boyfriend into the house two days after I rented it to them.

I called the new tenant and went back over the lease with her. I explained the violation and consequences. The mother and boyfriend were gone the next day.

I recently bought several duplexes that had the refrigerators when I purchased them. My contract states that the appliances (excluding the stove are not covered).

I did this for several reasons:

1. I am tired of cleaning out refrigerators that had food left in in it for days

2. I inform my new tenants that a refrigerator is not provided

3. Tenants leave the non working refrigerator in the drive and expect me to haul it off.

4. lastly they complain that it is too small or they don't like the color.
