Hi Jose,

Usually, the better prices multifamilies are going to have the tenants in them. If they were already out, the price would be higher and probably would have sold faster. I usually buy with tenants and try cash for keys first before trying eviction when I need to renovate. I have never had issues with it, and have gotten great deals out of it.

With how the market in Modesto has booked, I definitely think you should buy another house when you come back. Like it said, it will be building you some nice wealth and equity and more cashflow once you decide to rent it out. I know the area quite well, so I'd love to help you find your next home!

You are going to need a California FAIR plan with an insurance wrap-around. It should be easy for an experienced insurance agency. I would recommend Kingsburg Insurance Agency, as I have gotten policies like that from them in the past. Feel free to reach out if I can be of any help, given I also invest in the area!

I am an investor and realtor here in Fresno, born and raised. I have ADUs of my own and I have helped my clients through the process of building them as well. There are financing programs in Fresno for ADUs if you are an owner occupant of the home. Fresno is a great area to move and make some good money investing. I am a realtor and investor in Fresno, and I have run into the same issue in the past. There are three options you really have here in Fresno

1. Ask the city to install meters, but that is very expensive

2. Add 3rd party submeters, it's cheaper but will require you to monitor them

3. Divide the water per unit by square footage

Hey Shawn!

I am an investor here in Fresno, and there are definitely 2-4 plexes that are positive cash flow. I own a few and I get them for my clients all the time. I can help you look! With the condo, don't force the numbers to work if they aren't working. When you're trying to force it to work, it usually means the deal isn't worth it.
