Hi David!

I'm an investor in Fresno and I own a few properties with ADUs. As the comment above, JDUs are only allowed if you are living in the house yourself. But you can still build an attached ADU if that works. ADUs here do add value, but, in my experience and conversations with local appraisers, never as much as it costs to build the ADU. I would love to get in touch and talk about the process and market in Fresno. Having been born and raised here, I know the area like the back of my hand.

Like everyone above, your best bet is to reach out to the bank. Since it is conventional, it will be hard to completely remove their name in other ways besides a refinance. But banks can be lenient. So I would say call, and don't give up after the first denial. Call a few times, since other people on the line might be more willing to help you

If are looking to specifically rent to military, there's lots of great options in California like Lemoore. I've helped numerous clients househack in California. It's something that quite feasible. Feel free to reach out if I can be of any assistance!

Most banks do HELOCs without closing costs and for really good terms. The best thing about a HELOC is that it's kind of like a credit card. You only pay interest when you use it and you can pay it to 0 whenever you want and use it again whenever you want. To me, it is the superior choice. Check with local banks and credit unions about getting one

The above responses are great. I also like to guage what people in the neighborhood have to say, so usually I will knock on the doors of neighbors directly next to the property(ies) in question and also stop and talk to anyone on a walk in the neighborhood to see what they think about it. It's the most brutally honest reviews I've gotten about neighborhoods

Since you're in California, it will be best to go through a reputability title company who will do all the paperwork for you properly.
