Start there and get her thinking about owning that dream house AND traveling the world!

Once she decides she wants financial freedom on her own, she will start encouraging YOU to discover a way to do it with her!

She might even stumble upon biggerpockers all on her own ;)

It might help to clarify that I studied Neuro Linguistic Programing and am a master NLP practitioner as well as a certified hypnotist. So I know a thing or two about how the human mind works and associations.

That said I've been training real estate investors and real estate agents for years and have found that the question, "how do you get your spouse onboard with real estate investing" is one of the most common.

Its right up there with how do I buy a house with no money. Anyway, trust me, its possible for you and your girlfriend to enjoy real estate investing together!

Show her a bigger world that costs more money and time to enjoy it and it will be a natural progression.

You may also want to read the book the 5 love languages to discover her love language and have her take the tony Robbins DISC profile to help you understand what motivates her.

@Hassan DeWitt what a great post! You and your wife are on the right track and asking the right questions!

Yes! Multifamily is the fastest way to reach your goal!

At the time of this post my business partner and I currently own 60 rental units in Fall River, MA. I believe you live in NC which also has some cities with similarly priced Multifamilies.

In fact, I know investors who live in Miami, Florida and Ft Lauderdale who are investing in North Carolina, just because the numbers are better.

What I am getting at is that in order to bud an empire fast, you will want to pick 1 city and closer to home the better.

It would have to have affordable multifamilies also. Then you can start your search for people who have gathered small portfolios already and offer to buy them.

This is how I was able to buy 24 units last year in one purchase and 25 units this year in 3 purchases.

In the previous year we had bought 25 units and sold half of them, but it was 6 purchases from separate people and that year was a ton of work.

In fact, I have a friend who bought 100 units from a single owner who was looking to retire and was willing to let them go for a discount.

Your goal is closer than you think. My business partner and I have only been at this for 3 years and have built a $5.2MM little empire by sticking to this strategy of purchasing small portfolios.

@Jon Blackburn I have been using Buildium with all of my tenants for years.

Their tenant portal is easy to work with and even with people who are completely against using co.puters for anything they have been paying online long before covid.

Its just a matter of taking the time to train them one on one and you can even setup the automatic deposit feature for them.

Online payments have been around for a long time and if you want a good book that is slightly outdated you can check out landlording on autopilot.

In that book he talks about his training of tenants away from cash only and moving to check only. Moving away from cash/checks to online ACH has never been easier and the strategy he used with his tenants works for ACH also.

Hi @Rachel Cutler, great question to ask, we have been looking to invest out of state ourselves, though much larger # of units. Boots on the ground is very important. With 20K cash in the pocket you would want to focus on gateway cities, which are usually 30-40 min out of major cities. We invest in Fall River MA currently and have a massive team in place, including wholesalers, contractors, lenders, etc. You may be able to get a single family flip going with 20K cash and 100% construction cost rehab with Seller carrying a portion of the note or donwpayment for a year or two.

@Alex Pendleton when you say cashfliw on the cape, I automatically assume weekly rentals, but I would be interested to hear more about your business model out that way.

The cape isn't too far from Fall River where most of my portfolio currently is, but I am not sure if I could convince my property manager to go that far, lol
