@Logan Heydt look no further brother. I’ve been comparing FR and NB and I am starting to spread out over to NB just because the numbers work better.

The average sales price for a 3 family is $260k in New Bedford and the average rents are between $800-1,200 per unit based on location and quality of the apartments.

When are you looking to close on your next building?

Discussing and teaching the 52 Millionaire Wealth Principles started as a way to help me reach my goal of creating 100 Millionaires. I was already running a weekly training for real estate investors teaching marketing strategies for wholesalers but realized that wholesaling was never going to help my students attain financial freedom on it's own.

I needed a new tactic. A class or a training that would keep them engaged weekly with activities they could put into action each week while stacking the habits of a millionaire. I knew that if I could just find a way to keep my students engaged for a full year their chances to find financial freedom would rise with every week they absorbed the information and stayed in the group for accountability.

There are 52 weeks in a year and trying to break down all of the wealth principles into smaller chunks like top 5 or 10 ten is like saying do you want a roof or a foundation. You need ALL of the components to make a house a good investment and the 52 wealth principles include the smaller lesser known principles as well as all of the "Heavy Hitters".

This is a thought universe and so it makes sense to start your millionaire journey with your thoughts! "What we think about, we bring about". It is the common theme of the "Law Of Attraction" which can sound pretty out there until you start applying it to your world.

For now lets just assume that this principle of "thinking" your way to riches is real and it works. How do you do it, Where do you start and How long does it take? These are great questions and ones I hope to be able to answer for you.

I see so many people from Boston, Massachusetts on the forums these days concerned that the numbers don’t work for cashflow.

My question is, what are the major concerns or draw backs you see when it comes to investing in tertiary markets like: Fall River, New Bedford, & Worcester?

@Darius White there will always be $100k properties.

I just bought 24 condos in Fall River, MA for $35k each and am flipping them for $100k each.

Investors are able to find deals like this in every market all around the country, and yes it is getting harder, but that is just a part of the real estate cycle.

Naturally as inflation continues to surge thanks to the monetary practices of our federal government there is a good chance that ALL properties will be going up in price much faster than what we have seen.

I hope this gives you some insights. Instead of a 10 year plan, there is a very good chance you can reach your financial freedom in 5 years or less.

I am a Multifamily buyer in Fall River, Massachusetts and I am hoping I can find some motivated wholesalers to buy property from, but most of the deals being sent to me are single family homes.

Right now with the current state of the economy I would much rather keep investing in the Multifamily market and am sitting on cash from a recent refinance.

Landlords are able to pay 80%-90% ARV minus repairs and in some cases new landlords are actually able to go to 100% ARV minus repairs.

Who wants to wholesale Multifamily’s in Fall River and why aren’t more wholesalers doing this strategy?
