Have the seller either make the tenant that's behind either pay up or evict before you take ownership so you don't have to deal with the hassle. Or, since it seems you have two tenants behind, have the owner cover their rent, paid to you, for say four to six months which would allow you time to evict them and get new tenants in.

Definitely follow your state statues.

I have late fee on 10th, which is a long grace period, but I can apply an over lock fee at the same time. My late fee is $10 and over lock fee is $20.

Technically in WI, you can send out the pre-lien letter the same day as the late fee but you typically want to give them some type of grace period to get them to hopefully pay.

I prefer one email from BP per week talking about the latest podcast and links to articles.

I'm ok with recycled articles as long as they are listed as such and have updated content. Then I can choose to re-read them or not.

Having an email that consolidates my interests into one email is preferable, which I currently get weekly. Being able to choose daily, bi-weekly or some frequency of my choice would be helpful. These links to topics, that look interesting to me, drive me to the site.

Try owner occupied; live in one half and rent out the other. Less downpayment needed. Then work on fixing your credit. Pay off the credit cards and loans. Only use 30% of your available credit limit on cards. 

If these things are costing you money and are options for you; Get rid of your cable tv, get on a cheap cell phone plan (total wireless), get rid of payments or leasing a vehicle and buy a beater. 

If you are military, see what VA loan options you have.

I'm reading Super Crunchers right now and you could try using analytics to see which would resonate better. This one is for book titles but it's a similar gist, I think.

You should contact Jen Walker with McEnearney Associates. She is THE realtor in Old Town and Del Ray, which is a great little neighborhood if your client has kids. Jenwalker dot com

She also gives back and supports all kinds of parades, movie nights, art fair, etc in the Del Ray area. 

Jen works with typical homebuyers, not investors.

Most interest rates will be similar so you are going to want to ask about fees, like an application fee and the lender's fees to do the mortgage. There are fixed fees such as city, state, county fees but the lender fees can be variable. Sometimes they just give you a percentage of the cost of the loan, like 3-4%.

Talk with David Dorman at edge home finance 6one2 4three7 4769  He was the most inexpensive the last time I shopped for a mortgage.
