@Keegan MacNichol Thank you as well Keegan, I really appreciate that feedback and I definitely will listen to you guys and go the route of just picking up the phone and do what most people are not willing to do and get results most will not have. I use a system called Prospect now there's also lead source as well that can give you numbers and I think emails as well of property owners.

Hello,

I have a question regarding lead generation for apartment investing. I am always trying to think outside of the box and try to do things better and more efficiently. When it comes to the initial phone call when dealing with off market deals from direct owners, is it always better to pick up the physical phone and dial out to reach them, or would a robo dialer with a pre -recorded message be more efficient?

I do know that commercial real estate is a relationship business and one would need to build rapport with everyone when building a team and finding deals. 

Is it ok to use a auto dialer, at least for the first phone call, then if owners do respond, pick up the phone and build a relationship with them? Any and all feedback is much appreciated.

I found with through an investment network I am apart of.

How did you finance this deal?

HELOC

What was the outcome?

Acquired a note that pays principal and interest

@Dan Handford Thank you Dan. I do have some HNW people in my network. I have thought about syndication, need to get a bit more educated on it. thanks for the information. My background is that I have a SFH property and holding a promissory note for 5 years as well.
