Physical Outbound Calling VS Auto Dialer?

Hello,

I have a question regarding lead generation for apartment investing. I am always trying to think outside of the box and try to do things better and more efficiently. When it comes to the initial phone call when dealing with off market deals from direct owners, is it always better to pick up the physical phone and dial out to reach them, or would a robo dialer with a pre -recorded message be more efficient?

I do know that commercial real estate is a relationship business and one would need to build rapport with everyone when building a team and finding deals. 

Is it ok to use a auto dialer, at least for the first phone call, then if owners do respond, pick up the phone and build a relationship with them? Any and all feedback is much appreciated.
