@Ricardo Valdez  You can always try to DIY, but it the end it will cost you more if you don't know what you are doing. Two things that seperate a professional from an amature. Tools and getting paid to do it. If you want to learn Start with small projects. I know Home Depot and Lowes offer classes on basic things. Check out youtube university, you can get step by step direction on almost anything. Start with easy projects in your home. 

As for you second question. Browse the forums, listen to podcasts, read some books. The crash has been coming for years now.... it's all bait news feeds. The great thing is that REI usually gets the softest impact if you are properly prepared.

@Azzeaz Saleh $63 a month is $63 more a month plus any appreciation. You're in the black and you've gained invaluable experience. Also, someone else is paying down the mortgage for you and is creating equity. Look long tem and work backwards. What's the exit strategy? I have a colleague who had a duplex in which He was going -$40 and kept no reserve but when sold, it gave him a 32% return. Most people would have walked away just looking at the cash flow.  But, I do agree with @Matt Crusinberry and @Matthew Dennehy. You need to look at it properly. The great thing about math is that numbers don't lie, but don't manipulate the numbers just to make them work either.

Not 100% accurate but I found this to be a great start... https://www.youtube.com/playlist?list=PLPPTnLTme9ir3-q5-ncCWgKvXgFuaMhqm.  I haven't seen any courses, but I've been going to live auctions and taking notes. It seems to be the same select group of people are there.  Shadow them, ask questions and surprisingly they are willing to talk until the bidding starts.

@Dylan Rosado Is the problem that you are finding deals and cannot follow through, or is it getting to the trouble that your processes aren't following through? Either way you should continue to educate yourself. Listen to podcasts. Read the forums, blogs, books etc... Network, go to your local REIA.
