How are repair costs for SF and Detroit the same? Maybe physical costs, but labor is completely different.

In Carmel some homeowners just got sued by the city because of multiple cease and desist letters were ignored. There are many local codes that have various requirements. More touristy spots will have more requirements than small town USA.

I use excel. It's just simple interest, so I think the formula you use is IPMT. Add fields for how many interest payments per year, points, and term length. Easy peasey.

Our MLS retains the listing info of the previous listing if it has been 30 days or less. So if the property has been on the market with X for 100 days and you switch agency, put it right back on the market, you'll be at 101 DOM. If you wait for 30 days, your DOM will be at 0 again.

Rent in this area might exceed $4000/mo.

Some STR (Carmel only allows 30 days or more) ask 6 or 8K! And this is not even Ocean Front!

I second getting an attorney. If 75% of the house is paid off, you have plenty of money tied up in the house to fulfill all your debts. Did your mom pass intestate? What did the Will say? Get all the numbers together. Do the math. Math will tell all and not lie. If you do have to sell the home, I can provide you with some references if you want. Just PM me.

so for a 100K HML with a 10/1 it would come out to 10K interest/year with $1000 origination fee? are they generally interest only, or do some HML's go full amortized?
