If I obatin my real estate license am I able to get access to the MLS with out working for a broker? Will a broker allow you access to there MLS for a fee?

Does any one have expierence Wholesaling in New Jersey? Looking for some information on Best Practices.

I thought some of you might find this interesting given all the talk about hedge funds buying up properties.

Would you mind elaborating on that, or let me know where I can get more info on how to wholesale using LLCs. I am assuming you set up a new llc for each deal? Do you need to close on the deal before selling the LLC or is it possible to assign as you would a traditional wholesale deal?

New to BP and Real Estate investing. I am looking to align myself with an investor in the New York City area. Preferably someone who has worked with subject to's and contract assignments as well as traditional rental properties. I have spoke with a few of these "gurus" that have programs in place to get you started but I'm haveing a hard time verifying their legitmacy. As well as justifying the cost associated with such a program. What is the best way to find people will to mentor or at least sit down for drink and talk shop.
