my tenant dies,,,, his place is packed with lots of stuff some valuable stuff most of it is trash, cars motorcycles etc mostly old broken apart vehicles,, contacted the daughter told her the month to month rent is paid for feb and  ends

march 1st ,,,, she is young and i dont think has the ability to move out truck loads of stuff,, what happens in march 1 when the place is still full of stuff, what do i do can i rent a dumpster and start dumping,, what is the law for this in calif any one know ? thanks

i would tow it out to the street and put a free sign on it and claim i know nothing about any boat it it ever came up,,

What about sending a rent increase letter to them but say the rent increase will start in 6 months from now. seems like this approach might lessen the blow for them

hi all the facts
it is 105 today tennant complains that her thermostat is set at 77deg and the air runs all day and only gets to 80 ,, she is a wuss if you ask me but she has small kids so ok
the air con guy was called last time it was 105 and he topped it off the freon and said it was working fine and to drop the temp 25 deg was just about the max one could expect a unit to do

so do i just tell her thats whats up it gets hot deal with it ,,any ideas
they pay the rent on time and keep the place nice but im not shelling out 5k for a new unit for her so she can get that 3 deg she is after

i think they are great i have them on 4 sfr we have and it is seconds to change the key
you can usually buy them for 1/2 of what you pay in the store on ebay

others will tell you here to put the cheapest crap lock on you can buy
i have gone down that route and my opinion is quality will last longer and save you money in the long run

so the question is would you now be in trouble if you had had your pistol and shot the shadowy figures running around in the house.
in your own house that is legal,,, in a rental that is vacant yes or no ???

We have a nice family renting one of our SFR , been there a year and lease is up and they want to stay another year.
Can i just write up a quick letter stating that the same lease is renewed for another year term from June 1 2010 to june 1 2011
and have us both sign it
It would be a pain so sign initial and fill out another complete lease or is that how it is done?.

question ,,, if i buy a tractor to scrape weeds in the yards of my rental houses,, for tax es how is the deduction applied since it will be used equally for all my houses? :D
