We have a nice family renting one of our SFR , been there a year and lease is up and they want to stay another year.
Can i just write up a quick letter stating that the same lease is renewed for another year term from June 1 2010 to june 1 2011
and have us both sign it
It would be a pain so sign initial and fill out another complete lease or is that how it is done?.

I'll bet you dollars to donut holes that your lease isn't the very best it could be. And you don't have to spend money with an attorney to find out, just review how your local apartment association words things.

And if it's _a pain_ to 'sign initial and fill out another complete lease' you are in the wrong business.
