Hi All,
i am having my first move out after only 6 months
question ,,, how picky should i be when they move out the house was totally rehabbed down to the studs so everything was perfect when they moven in
should i charge them for cleaning stoves or burnt out light bulbs dog poop in the yard ? ,, or is that all just part of doing business

i looked at the house last week and they were cleaning the carpets,, they were messy by my standards but it looks like they took ok care of the place aside from some paint scuffs and lack of cleaning maybe they will make an effort before they vacate

they are leaving at the end of a 6 month lease which ends tomorrow and only gave me notice on the 20th they were leaving which is ok but if they do not turn in the keys before the first my lease is then a month to month and they did not give 30 days notice can i then keep their deposit ??

I just files a fict business name and opend an account in that name and the tennants make it out to the company

we have this in my town also $65 a year and they do an outside inspection only
it is total crap and just another way to soak us "rich " landlords,,, if they were truly concerned about rental up keep they dont need a yearly inspection for that code inforcement officers go around marking up fines all day long on any house especially bank owned vacant houses they know it will have to be paid by the bank before it can sell

hi all i have read a lot about LLC and the reason behind them
but what i do not seem to see is any one who has actually needed one,,,, i could be wrong here and that is why i am asking .
i have friends realitives etc who have owned rental property for 30 + years and do not have LLCS ,,, and here in Ca the cost is i think 900 a year,,,, with good insurance and a million + umbrella policy isnt that enough?

is there any one here or have you heard of any one who had a lawsuit at a rental property and the insurance somehow did not cover it and the tennant got some huge judgment against the property owner thus getting only a couple of the property owners homes rather than all of them,,, and this property owner said "whew " i sure am glad i had a LLC,,,,, the odds for this seem astronomical to me,,,,,,,,,, thanks !

i have a trailer that is one of those utility truck beds, with all the compartments, it works out great i can tow it to the job site and im sure i have not forgot anythig at home !

and im not discriminating on age i rented to them dident i ,, i guess i was hopeing for a maturity level that is just not there,,usually getting drunk and smoking pot looses its appeal to most people as they leave highschool

i guess i see your point i had my share of parties when i was 20 something im only 40 now ,, but any way i think i will tell them if there guests need to smoke they need to do it in the back yard and at least have enough respect for where they live to put the butts in the trash.
it was not possible drugs it was drugs i picked up the joint and showed them i know what pot is ,,,,, i dont know about you but it would annoy me to see my neighbors out front smoking pot

does anybody have a list of all encompassing 'rules"

i have new tennants ( a young couple 23years old) 2 months now they have paid early and all was well i thought,,,, i called them to say i was comming over to trimm a tree out front
it appears they had a new years party and i found numerous cigrette butts on the ground out front and a half smoked joint

this really pissed me off and i told them if i ever found any evidence of drug use again i would evict them

this is not a party house it is a quiet residential neighborhood full of families the last thing they want to see is young 20 somethings out front smoking and drinking

i just got a simple free rental agreement off the internet and it does not mention any thing about smoking or drinking but their rental application said no smoking and they swear they made their friends smoke out side because they dont like it and they did not know who was out front smoking pot on newyears (yeah right)

i guess i need to hit them with a detailed list of the rules,, i dont want a thrashed party house ,, we spent a lot of $ making the place nice

i have 2 bathrooms with fiberglass tub and shower s they are old but but still look ok i want to keep them and just put new doors on them and get this place rented
the ploblem is when you stand in them they seem to flex and make a slight squeek noise seems kinda flimsey is there and way to bulk them up i was thinking of getting to the underside
through the out side acess doors and spraying that foam or something under there to give it some more support ,,, any ideas ? :lol:
