Hi all

I'm having a hard time getting a hold of my lawn guy that we've used the last two years.  It's unfortunate as he was extremely reliable.

Does anyone in the OKC area have a recommendation for a quality lawn company to mow my three properties?

In a little bit of a pickle.  I have a unit that has a stacked washer dryer combo that just went out.  It is more to fix than it is worth.  Does anybody have a recommendation in the Oklahoma City area for a good scratch and dent, refurbished, or other ideas on how to get a quality stackable set at a reasonable price?  Obviously craigslist is an option, but I'm hoping to get something that I have faith that won't just cause me headaches.

We have driven for dollars in our target area of Oklahoma City, OK and have a list of about 30-40 properties we plan to target via mail. They are very near to our current three duplexes and in a variety of conditions. The area has gotten extremely hot in the last couple years and the MLS has become uber competitive and expensive. We want to try our first targeted mail marketing campaign.

Question:  After basic research on the county assessor's site some of our target properties were bought for a very small number years ago, while others are recent purchases (last 3 years) at prices I wouldn't even pay today. Is there a way to find out what people owe? Back taxes and/or liens? Is it even worth it to mail to the owners who purchased recently and/or at high prices?

Hi all I am working on a deal FSBO. It needs quiet an extensive amount of work that I estimate in the $35k range. However, I have never purchased a property in a state of such disrepair. I am seeking guidance/recommendations for a quality general contractor who would price the job and who comes highly recommended to actually complete this project. Thank you in advance! Greg

Update!

Well the above property has actually turned out to be better than first expected.  This area is booming and we are lucky enough to be in an area with tremendous investment.  There are 3 properties within .1 miles of mine that were bought, demolished and new contemporary homes built on them.  This has led to increased rent as well.

We were also able to buy a second duplex (not renovated) two blocks from our first.  This property is awesome as it was about $60k less expensive, but obtains rents of about 75% of the more expensive one.

The big negative is that the secret is out and "deals," for me have been impossible to find over the past 6-9 months.

The MLS is expensive... been listening to the BP podcasts and it's definitely time to find an alternate way to find properties.
