My title Company or yours? What’s the deal with title companies? (Seinfeld voice). Seriously.. what are pros and cons of having “your” title company in the deal or transaction? Thoughts?

What’s a great way to get better at estimating rehab costs? I have books, I have a limited background in it (Dad is/was a GC in Pennsylvania but I did mainly labor and gutting of everything). Overall - besides actually doing it or hiring a GC, what’s a way to practice or become more knowledgeable?

I’m a newly licensed individual (sales associate). However - I am deciding to keep it part time and want access to certain things to work with the investment side of things. Can anyone recommend a company/broker who would be interested? I know I need to hang it to be active. I’d like to more of an investor/agent.

My father is a GC in Pennsylvania who has decades of experience. He is interested in possible property management in northeastern PA area. He is still working hard in his 60s and can offer a ton of wisdom and knows how to save money for investors. I asked him if I can post this and he was excited. He would be a value add. He still works his own jobs etc but wants something less physically demanding. He is professional and expects to be treated like one. If interested please reach out.

My wife is a stay at home mom. She is experienced working from home for a cell tower business. She was a teacher before our babies came. She is looking to gain insight on being a VA and is wondering more about the job if she were to think about it. I told her I'll get some insight from investors. Any advice?

I should pass my Florid RE sales associate license this month and I’ll need to “hang” my license w a broker. How does one decide on a broker? Can you quit workin with one quickly or is that frowned upon? Also - I’d like to start part time working with assisting investor problems. Any insight is appreciated.
