@Samantha Jones I’d like to have a phone convo this week with you for about 15-20 minutes. Let’s see if we can create something positive.

Hey Benjamin,

It's more or less a mastermind group I'm looking for that may turn into a solid group that can lean on eachother to be more successful. A 90-100 day experiment where we get to know eachother personally as well to build trust and support. This will increase everyone's Florida network and help us achieve our REI goals faster. If that sounds interesting, let's have a phone convo about it this week? Let me know a time of day that works for you for a 15-20 minute call. I'm always good after 9pm most week nights.

I’d like to here from the BP community on what three attributes or even what three skills a successful licensed agent should possess? Why “three”? Good question. I want a simple list that’s all.

@Adam Matarelli @Todd W McBride yes. I’m still taking on birddogs and seeking like-minded people. My goal is create a win-win through teaching/helping you and finding deals together. In the long term - creating a long-lasting real estate relationship. I have one guy so far that met me on BP. We’re having once-a-week calls or text sessions. We set up an action plan to find a deal to use the wholesale strategy. If you’re interested in learning more - let’s set up a time to chat over the phone for a few minutes (probably more like an hour..haha)

It’s easier to hit a bigger target than a smaller target. 🎯 So if you’re ready - aim big and worry about the little stuff later. The information is out there.

Scott Trench’s book (on Biggerpockets) “Set for Life”. It’s a great book I have read twice that stresses the importantof getting your own financial house in order before you start investing at all. After all, if you make alot of money in real estate, what will you do with it? How will you keep it legally? If you’re a young person, definitely knowledge many of us wish we had or wanted when we were younger. Good luck!

Post: Why do some families rent and not buy?

Sometimes a family or renters loves the neighborhood very much due to safety etc... however that sometimes comes with an extra cost called HOA fees that their landlord can absorb if their landlord bought the property and has 100% equity. If the family takes ownership- they might not be able to pay the $200-300 plus dollars per month to maintain mandatory HOA membership. This prevents them from leaving since the neighborhood is safe for their children and also prevents them from making that monthly payment.

Bird dogging in Florida. Pretty much all areas of Florida welcome. Remote/bird dogging from home using the power of the internet is also welcome. If you’re new or experienced. I am looking to build a small squad of like-minded individuals to learn and grow together while helping people with their problems as owners of RE property. In return - it is possible to make money legally following Florida laws and to create your own successful RE business as well. If you want to become part of my network in a full or part time capacity - let me know. If it’s walking or driving for dollars, to doing research and learning how to calculate numbers - I can teach you and help you learn as well. I am a licensed Florida Realtor and believe in safe, free education for all. I believe in the power of teamwork and collaboration to increase financial net worth and knowledge in the the real estate realm. Looking forward to speaking with the best of the best out there in Biggerpockets land.
