I've noticed the publicly accessible comp site like "Zillow" and "Trulia", the comps vary greatly. For Salt Lake County Utah, is there one that's going to be more accurate for our area than the others?

Still looking for the best local attorney to use. Let me know what experiences you have had, and who you'd recommend.

To those of you who invest in the Salt Lake county, who local do you use as your go-to;

-Title Company

-Attorney

-Realtor

-Software/platform for running accurate Comps? (I don't currently have MLS access and unsure what is accurate here in our market)

I've been getting in touch with investors in my local market, introducing myself while seeing if there is anything I can do to help/learn and I've found multiple instances where the person contacted isn't interested in getting help or helping because "I don't want to train my competition". My intention isn't to be greedy and steal deals, but rather help find new ones and bring opportunities that otherwise he/she wouldn't come across.. This doesn't happen every time, just more often than I anticipated.

Is this scarcity mindset necessary in real estate investing?

What percentage of investors think like this?

Experienced wholesalers who utilize websites, 

What fields, drop-downs, and/or check boxes do you include in your motivated sellers form?

Basic info:
First Name, Last Name, Email, Phone, Address, City, State, Zip

Qualifiers/Probing:

Property Type, Bedrooms, Bathrooms, Asking Price, Lowest Price, Listed With Agent Check-box, Is House Occupied Check-box, Reason Your Selling Text Input Field

Congrats on picking a strategy and wanting to get started! Carol has some great advise to go the the local meet ups and REI groups, but not bringing any value to the table is going to make it tough to find someone to take you under their wing.. If you don't have money to "hire" a mentor, than think about what value you do have to offer to someone in exchange for their knowledge. Perhaps you can spare time to help the mentor with some projects, a win-win.
BP is a very useful tool itself, and if you can just ask specific questions about your issues you'll find answers here..
