Bryan has the right idea. Most people that I talk to have trouble taking that first step and purchase there first property. (The first one is the hardest!)
The information that people sell you can be used differently depending upon your situation. For example, I just had someone buy my book and even though I recommend purchasing properties and renting them out this person decided to take my information and flip the properties instead. This person decided he did not want to be a landlord and just wanted to resell and make quick money.
This worked best for his situation, he purchased the house without competition and got a great price then sold it a month later for a nice profit.

Great idea! Mrlandlord has good leases that you can look at or you maybe able to put in a generic lease that this person is renting a room from you but make sure you put down specific information.

A good idea would be to call the housing court in your area and ask them how to write up this lease.

There are pros and cons to everything but I personally have only flipped acouple of properties. I would rather rent the properties out and make money each month than just to try and flip it.
Besides, if I get tired of being a landlord I can sell the property and reep the benefits then.

I would recommend not to partner up with anyone and try to start investing in real estate by yourself. 99% of the time partnerships do not work out and sometimes it is difficult to split properties up.

Sometimes when people are on section 8 - they may not be the best tenant for your property. I have had good and bad experiences with section 8.

Sometimes just increasing the rent will weed out the bad tenants and allow you to get a better tenant in your unit.
