Yes, as long as you purchase the condo at the right price you can make a nice income each month.

I decided to go with the condo route because some of the repairs are incorporated with the condo fees. The only thing I am responsible for is the inside of the unit. It's less to worry about because at the current number of units I have there are always repairs that need to be done.

But I would never go back to working for someone else...

I have a couple tenants on section 8 and after the first year they are at the unit you are able to raise the rent in proportion to the going rents in the same area.

I don't have a problem with section 8, yeas there is some paper work to do but the rent is always on time.

I think we all have stories about bad tenants. Its funny to hear other peoples problem tenants as well.

I had a tenant who said they mailed the rent out and they mailed it to the correct address. BUT they did not put a stamp on the envelope. They actual thought the U.S. postal service would still mail it out without a stamp.
